The strong start to Illinois’ spring housing market continued in April with gains in year-over-year home sales and median home prices, according to the Illinois Association of REALTORS.  Statewide home sales, including single-family homes and condominiums, in April 2015 totaled 12,822 homes sold, up 6.6 percent from April 2014 when 12,032 homes sold.  According to the data, 50 counties out of 102 Illinois counties reporting recorded sales gains for April 2015 over previous-year numbers.  That was the case in Washington County, as there were 6 homes sold last month, while there were 5 sold last April.  There were 5 homes sold in March, so last month saw a slight increase.  Last year there were 23 homes sold through April, but there have only been 18 sold in 2015 so far.  The statewide median price in April 2015 rose to $170,000, a 9.7 percent gain over April 2014’s statewide median price of $155,000.  The median is a typical market price where half the homes sold for more and half sold for less.  56 counties recorded median price gains in April 2015 over previous-year numbers.  This was not the case in Washington County, as the median price in April was $82,500, but it was $105,250 a year ago.  In March it was $52,500 and it is at $56,250 to date in 2015.  The time it took to sell a home in April averaged 78 days statewide, down from 82 days a year ago.  In Washington County, it took 172 days on average for the 6 homes that sold in April, up from the 140 days on average for the homes that sold in March.  Last April it took 237 on average to sell those homes.  For the year to date it is taking 150 days for the homes that have already sold.
